The Experience
A bucolic drive through the New Forest (use a proper map) brings you to the water’s edge, the yacht club and Gins Barn, ancient and magnificently beamed. Step inside for chunky oak floors warmed by enormous woollen rugs, a big modern kitchen with all the stuff you need, and smart bedrooms. Best of all you get a massive beamed living space for reading (find plenty of books) and relaxing. Sofas are large and squishy, logs for the wood-burner are on the house, and the whole place oozes good taste and generosity.
The kitchen has a big table for convivial meals, and you can stock up in Bucklers Hard, an historic fully restored 18th-century village on the riverbank. You’ll also find pubs and restaurants there along with an interesting Maritime museum and a ferry to Yarmouth. Head off for watery fun with views over the Beaulieu river in one direction and across the Solent to the Isle of Wight in the other – sit on the jetty for a good mull, perhaps with a book, while yachts drift by through marshes full of birdlife. Don’t forget to bring binoculars if you are interested in birdwatching.
Return to a large lawn for picnics, a potager to walk about in and a terrace round the other side to escape any wind – all with more dreamy views.

A fabulous place with great views overlooking the harbour. Very clean, great size rooms, the comfiest beds after a long day of walking! The town is a short walk away with a lovely little wine bar called ‘The Cave’ and other pubs, restaurants and shops.

We had a fantastic short stay at the cottage. We found it beautifully clean and decorated with everything you would need for your stay. The master bedroom on the top floor is a great spot for parents, so quiet and secluded with peaceful views of the water.

Gins Barn is wonderful - probably the best self-catering house we have ever stayed in. The location is stunning and the house is so well appointed - the art work is amazing. The attention to detail is just fantastic - with a kitchen that has everything, including all the basic store cupboard items. The bedrooms and bathrooms are well thought out and the lounge area is very comfortable. Everyone we dealt with from making the arrangements, the handy man on the day to the owners were great. My only issue is going to be the high benchmark this has set and will we ever stay anywhere as good again.

The neighbourhood
Come to revel in the truly peaceful setting. The barn is set on the edge of the North Solent Nature Reserve with 820 acres of lakes, heathland and marshes bordering the Beaulieu river. It's a dream for birdwatchers with lapwings and avocets in spring. The start of the jetty is 150m from the front door and is 80m long. The nearest place to shop or eat out is Bucklers Hard, a short walk - and The Master Builder’s House is a fine hotel for a meal.
Local points of interest from Sarah Wilson
- Gins is a sailing landmark on the The Beaulieu River. You can catch a boat taxi during the summer months from the pontoon up to Bucklers Hard. It takes 20 minutes and costs £20. Have lunch at The Master Builders (also Sawdays) and as our guests get 10% off your food bill.
- In Bucklers Hard there is a small maritime museum, plus a coffee shop. You can walk from here to Beaulieu (1hr) alongside the river on boardwalks and tracks away from the roads. Kids will love listening to owls + it's perfect for little ones to explore.
- It's easy to get a private chef in here for special meals. or the Royal Solent Yacht Club is next door and does great food, the views are amazing. The kids can crab from here too. The Pig hotel is nearby and superb for a spoily treat. Walk from here too.
- To the land-side of Gins is the North Solent Nature Reserve which is known for its flocks of migrating birdlife. There are hides to watch from and you can walk out along the sea defences to look at The Isle of Wight and the bird reserve - big sky views!
- The New Forest is well worth exploring; walking, cycling, beaches, foraging, there is a great farm shop just up the road, Lymington town has a great Saturday market and shopping, Beaulieu village is closer and has lovely small shops, even a chocolaterie.
- There is an activity centre in the next village which offers paint balling, archery, kayaking, high wires and bike hire. The Motor Museum in Beaulieu is a must on a rainy day and there is also the famous Abbey.
