The Experience
Prep a G&T in the lofty kitchen and settle in for the evening’s entertainment as the resident barn owl begins his hunt. All is quiet here: lanes narrow, hedges high, with rambling estates peppering the wooded, undulating and secretive countryside. Cyclists and walkers will find a trio of byways: Marriott’s, Peddar’s and Boudicca. Stash bikes in the cart lodge and boots by the wood-burning stove.
Katy and Phil leave a generous welcome basket including cake, Prosecco and juice from the farm’s own Cox’s and Red Pippin apples. Throw together simple suppers in the sleek oak kitchen to enjoy out on the sun-trap terrace around the firepit, and sneak upstairs to the mezzanine for books and wine when the kids have gone to sleep.
You’ll find Netflix and games for wet days and old orchards to explore when the sun shines. Fire up the barbecue for lazy evenings.

The Barn truly is an idyllic place for a very resplendent recess! The architectural arrangement of the barn is faultless, along with its soft furnishings and panoramic ‘cinema of seasons’ on view through the window walls of the lounge area! A happy haven for wildlife and walkers alike, to be taken at your own pace. We meandered through the meadows, marched down the Marriotts way, and soaked up the ‘chocolate box’ charm of Reepham! INCREDIBLE!!! I could not fault this stunning getaway. Pure luxury, thoroughly cleaned, comfy throughout and a piece of art. The kitchen was my favourite area as we are massive foodies and love to cook for the family. It really had everything you needed and more to make it such a pleasant experience. The Barn was just a wonderful place to stay! It's so spacious, there is so much natural light and it has been beautifully renovated and decorated, which all make it an incredibly relaxing place to be. The setting is also great, as the Barn is surrounded by fields and orchards but close to Reepham and not far from the coast so there is plenty of exploring to do. The owners live close and were super friendly and helpful, bringing fresh eggs from their chickens and letting our daughter go and visit their lambs. Our time there was idyllic and we can't wait to go back!

It's a beautiful open space, renovated to the highest standards. We stayed as six adults, two children and dogs and were very comfortable throughout our stay. It was a windy and bleak week in March, but the enormous windows provided an incredible view to watch the clouds gusting over the Norfolk countryside. The woodburning stove was also really cosy. I would recommend this barn to anybody looking to bring the family together for a special gathering.

It was such a pleasure to stay here. We loved the luxurious welcome package and waking in the morning to the big sky and views across the fields. Our toddler really enjoyed the games and toy cupboard and the freedom to roam around the garden. It was perfect for family cycling trips, the roads felt safe and the Marriotts way is 2 mins away! Katy gave us loads of good tips for days out and was super helpful. Such a beautiful house - nothing bad to say!

Lovely spot, quiet with lots of birds, including the owls who regularly fly nearby and sit on the gate posts and fencing. Nice peaceful walks nearby, Reepham is within walking distance which is a lovely old small town. The Dial House has an excellent restaurant and the Farm shop nearby has an excellent choice of foods. Love the house with great views and excellent furnishings.

The neighbourhood
Trundle along quiet roads to reach this corner of rural Norfolk. Tiny Kerdiston is barely on the map – a cluster of houses a mile outside Reepham where shops, a deli and a good pub are arranged around a pretty square. Eat at The Dial House hotel or The King’s Arms, a CAMRA-rated coaching inn. On Friday nights there’s wood fired pizza from the bakery called Husk in Heydon (five miles) or candle-lit food at the Earle Arms. You can walk to Reepham in about 15 minutes – there’s a market on Wednesday mornings.
Local points of interest from Katy Dexter
- Walk across the meadow directly from the barn or cycle along the lane and onto the Marriott’s Way - a lovely leafy old railway track and County Wildlife Site running from Aylsham to Norwich.
- Wander down the lane to Reepham for local shops, a drink at the Kings Arms or on the sun trap terrace of The Dial House. Or head to the coast for the wild beauty of the woodland backed sand dunes of Holkham beach.
- A short drive away Blickling Hall and Felbrigg Hall (both National Trust) make great days out for exploring the houses, the walled gardens and walking the dogs in the grounds.
- Take a boat trip to the seal colony at Blakeney or Morston and enjoy the amazing views over the salt marshes and creeks before heading to the Wiveton Cafe for a relaxed summer evening dinner where kids can run free.
- You are spoilt for choice for bird watching in Norfolk but one of our favourite coastal places for wild life is Cley Marshes Nature Reserve.
- Spend a classic seaside day on the sandy beach of Wells-next-the Sea followed by French’s fish and chips on the quayside. West Runton beach is great for rock pooling at low tide or fossil hunting, on part of the largest chalk reef in Europe.

Katy Dexter
Katy and Philip moved from London to Norfolk in 2007, originally converting part of an old village hall. They then moved to the farmhouse here and spent much time getting the house and meadow shipshape – they are both sculptors and have a commitment to natural materials and sustainable building methods. The barn was completed and ready for guests in 2017. They live next door with their assorted dogs, chickens, sheep, cattle and Arab horses.
Let there be holidays. Let there be sun and dry grasses singing in the breeze. And let there be an old barn with an owl at the centre of it all. This is indeed a special place with ancient roots and a veneer of state of the art modernity providing an eclectic mix of design aesthetics; a beautiful and thoughtfully appointed home, with treats! Comfy beds and kick-back luxury mixed in with the finest accoutrements and utterly spotless. We'll be back!
