The Experience
This newly renovated Georgian house is on an attractive street a hop from Chichester Cathedral. Use a code to access the outside gate and let yourself in using the key safe. The smart, well-equipped kitchen is stocked with the basics – coffee, tea, milk and oil – and has a comfy armchair for those chatting to the cooks.
Eat around the old farmhouse table in the dining area, which opens out onto a small redbrick patio adorned with colourful flowers in pots. If it’s lashing down outside watch TV, read or play games in the cosy sitting room. Find a shared bathroom and bright bedrooms on the first floor: two have super kings (one en suite), and a twin on the top floor.
For a culture fix, the Chichester Festival theatre and the Georgian Pallant House Gallery are nearby. A car or bus will take you to the beach on the Witterings in under half an hour, or to the historic market towns of Arundel and Petworth. You’re close to the chalk hills and forests of the South Downs, perfect for walkers.

We stayed here for 6 days and it was a most comfortable experience. The house is spacious - two living spaces on the ground floor, two bedrooms on the first floor, an additional bedroom on the second floor (the stairs between floors are rather narrow and steep) - well-furnished, clean, up-to-date and fully equipped. The location could hardly be better - about a three-minute walk from the center of town, with easy access to shops, restaurants, pubs and the cathedral. Although centrally located it was very quiet; what awoke us in the morning was the chirping of the birds. We were very pleased

I stayed here with 4 friends for a few days and we were delighted with the house and hospitality features. It was beautifully furnished and decorated and very comfortable. It is also close to the city amenities and attractions yet tucked into a quiet street. I will definitely stay there again.

This house is delightful. I enjoyed two nights there for a reunion with friends. It was perfect both as a comfortable base to be together in, but also to access everything that the City has to offer in terms of history , culture and shopping. We ate in , chatting together and preparing and sharing food in the very well equipped open plan kitchen, but also walked out for drinks and food on one evening. The bedrooms are calm and comfortable and the bathrooms easy to use with great showers. I loved the aesthetics; thoughtfully equipped and furnished. I would definitely recommend this house.

Beautifully designed, decorated and immaculate period house, 5 star accommodation, excellent beds - spotlessly clean. Wonderfully equipped kitchen with fabulous welcome hamper. Stayed with 2 colleagues when we were working at the Festival Theatre. Wonderful location in the centre of Chichester and a short walk to the theatre. Lovely haven to return to after work with kitchen/dining room/family room and separate cosy sitting room. Rupert responds swiftly to emails. We felt thoroughly spoilt. Looking for an excuse to return!

This was an amazing place to stay. We chose not to do more than boil a kettle and ate out even for breakfast but the kitchen was immaculate and had every thing available. There was milk in the fridge and tea and coffee and bread waiting for us. Everything spotlessly clean. Water was piping hot for showers and bath. Beds big and comfy. Location could not be more perfect. I have MS so the steep Georgian stair was a challenge, but there is a loo on the ground floor so not an impossible option. This house comes highly recommended. Owners could not be more helpful. A deserved 5* review.

Three nights in this delightful house, literally a minute from the always-excellent Pallant Gallery, less than 5 minutes from cathedral, city walls and parks, historic (and useful) shopping streets. A real sense of being in the heart of an ancient town, in comfortable, thoughtfully-furnished surroundings. Lucky with warm weather, we enjoyed the courtyard for breakfasting and throughout the day.

I stayed twice at 16 So Pallant with a colleague. What a lovely place and how welcoming, with a generous basket of essential groceries left for us each time. The kitchen cupboards are also stocked with kitchen essentials and there is an M&S food hall, Waitrose and a Tesco each a hop and a step away. The house is as is described - really cosy and pleasant to be in. There is everything one needs there and - I wanted a lasagne dish and Angela produced one (I know, I know). But, lovely place in a great position (we were working in Portsmouth) with kind and thoughtful hosts. Go!

What a lovely house, we stayed as a family with a 6 & 8 year old and we all had such a fab time. The location was just perfect, with the town literally on the door step (but on a quiet road so not noisy) and the beach 10 minutes drive away. Would highly recommend this homely but luxurious house as the perfect get away.

We enjoyed our stay in this comfortable and beautifully furnished town house. The house has been recently renovated, is spotlessly clean and has the most well stocked kitchen that we have ever come across in a rental property. The location is perfect for exploring Chichester town centre, just a few minutes walk away. Chichester harbour can be reached by foot or car and there are a number of beautiful beaches close by.

I would love the chance to stay in the heart of this lovely city and explore it thoroughly. Not only is it a stone's throw from Chichester's most important sites and interesting eateries and pubs but it is only a brief drive from Sussex's best sandy beaches of the Witterings and the gorgeous rolling South Downs, quaint villages and grand houses and castles like Petworth and Arundel.

The neighbourhood
Chichester is the perfect place to explore West Sussex, with both the seaside or countryside within easy reach. The house is in the old part of the city, across the road from the Pallant House Gallery, a few minutes' walk from the cathedral, shops, pubs, restaurants and train station. You're a 15-minute walk from the Festival theatre and a 20-minute car ride to the Wittering beaches. Hire bikes, or walk to the beach and Chichester marina along the canal path. The Goodwood estate (with spa, horse racing, Festival of Speed and Revival weekends) is 10 minutes away by car.
Local points of interest from Angela & Rupert Yates
- We are in the heart of the old city, you can see the cathedral from the bedroom window, yet this is a quiet, peaceful road tucked away from the traffic. It is sometimes difficult to find a place with period features and all mod cons but we have one!
- You do not need to have a car to enjoy this place. We are 5 minutes walk from the station and the bus garage. You can walk along the canal path towards the sea and end up at the Chichester Marina cafe. West Wittering beach is a bus or cycle ride away.
- For culture vultures, petrol heads and garden lovers we are a short stroll away from Chichester Festival Theatre and a short drive away from Goodwood race course & spa and West Dean gardens. For walkers, the South Downs and the beaches beckon.
- For foodies there are numerous pubs, independent cafes and restaurants all within 5 mins walk of the house. If you do fancy going further afield choose from some of the loveliest Sussex village pubs around, our favourite is The Fox Goes Free at Charlton.
- If you are a historian - how far back do you want to go? Romans are featured heavily of course but there is also RAF Tangmere with its World War 2 planes and the ships at Portsmouth dockyard. The Weald & Downland Open Air museum at West Dean is a must.
- If you like shopping you will be in seventh heaven with countless high end shops and independents too, all within 3 mins walk of the front door; there is a regular Farmers market in town. The Tinwood Estate Vineyard offers tours and a chance to buy wine.

Angela and Rupert grew up in West Sussex and still have family living nearby. Rupert is retired from a city job and Angela runs a gift shop in Wimbledon. After buying the house they refurbished it from top to bottom and created a comfortable space as their bolthole from London. They hope that you enjoy staying there as much as they do!
