The Experience
The house dates from 1870 and now has some modern additions including the beautiful barn/living/dining room, linked to the kitchen by a passage with garden views. Here you’ll find original beams and stone work, solid wood floors (underheated) and a wood-burning stove – a great spot to escape from those in the sitting room which has the TV.
Plenty of room in the well-equipped kitchen means everyone can help, or sit and chat. You’re left some basics and a bottle of wine. Bedrooms, one on the ground floor and two upstairs, have lovely linen bedding, gentle earthy colours, green views. Bathrooms are perfectly tiled and stylish.
On balmy days you’ll be enjoying the large grassy garden, perfect for games or letting your dog run about. The closest pub is the 350-year-old Horse Guards Inn in Tillington (two miles) for fabulous food and the best Sunday roast in the area. Walks from the house will be sublime, the coast is 35 minutes.

Location
The neighbourhood
You're between the villages of Lodsworth and Tillington, three miles from the historic market town of Petworth with its cobbled streets, independent shops and a surprising number of antique shops. Also Petworth House NT, a 17th-century beauty. Enjoy polo and golf at Cowdray Park, racing at Goodwood, sailing out of Chichester Harbour; spend days on the sandy beach at West Wittering.
Local points of interest from Tessa Milton
- The South Downs are on your doorstep, enjoy the deer roaming free and the kestrels wheeling above you. The woods in spring are enveloped in bluebells. Follow a footpath up the hill to spy the Monument within Petworth Park which Turner painted.
- Spend a morning in Petworth town hunting for antiques, there are thirty five shops to visit ! Or if you are after something more modern there are plenty of contemporary interior shops. Leave with a truly delicious brownie from The Hungry Guest.
- If you appreciate art then a visit to Petworth Park is unmissable. It houses arguably the finest art collection in the National Trust. There are Turner's, Titian's, Bosch's and Van Dyck's amongst many others. Something truly for everyone.
- Go to the Noah's Ark pub on a summer's evening and watch the cricket on the village green, quintessentialy english. Equally the Horse Guard's Inn has some of the best pub food around and mostly everything is sourced locally.
- The rolling views down the Rother valley are not to be missed. Head towards Tillington and pause on the common to admire. After stop for a glass of sparkling wine at the pub, harvested from the surrounding vineyards.

I would love to stay here with family or a group of friends and be able to step out into beautiful woods and fields surrounding the house, or go further afield to the South Downs. The area is well known for its beautiful scenery, quaint villages, majestic stately homes and parks. There is a myriad of things to do and many excellent pubs with good food.
