The Experience
All architect-designed by Iain MacLeod of Studio IMA in Edinburgh – it’s a triumph of design with many pieces of furniture doubling up to save space. You walk straight into the living room with free-standing wood-burner, wildlife books, OS maps and a lovely window seat with sheepskin throws, scattered cushions – the views are stunning and this will be a calming place to sit even if you’re stuck indoors.
One, simple double, made private by the ash screen which allows light to filter through, has a thick wool mattress, feather pillows and cosy robes for late night trips to the sauna. A sliding pocket door from the kitchen reveals a warm, modern shower room with hand wash from The Highland Soap Co. and thick towels. The kitchen has all the kit for proper cooking and bar stools to admire the views.
Hike and wild swim in the Pentland Hills, return to the spa yurt for a spell in the sauna and spring water outdoor plunge pool.

I've seen an array of properties but this one is something super special. The sleek interiors and muted tones provide a calm environment in which you can sit back, relax, and look out onto the Pentland Hills Regional Park. The private wood-fired steam yurt sauna and spring water plunge pool is just another reason to visit!

The neighbourhood
You are in the Pentland Hills National Park for great swathes of unspoilt countryside and nature. The nearest pub, The Flotterstone Inn is about 2.5 miles - booking recommended. Shops are at Penicuik - 15 minutes, or Morningside for cafés and delis. The Secret Herb Garden is 15 minutes - visit the gardens and their gin distillery. Join in a foraging workshop or head to Seacliff beach for surfing.

- The Wash House set amongst thousands of acres of stunning countryside has walking trails from the doorstep. Picnic in the hills, hike to the local pub or watch wildlife and the world go by from the nearest hilltop. Enjoy the enchanted woodland sauna yurt.
- The Wash House is at the centre of Eastside Farm - our working hill sheep farm. Old-fashioned grasses, herbs & heather illustrate the timeless values of our traditional farming systems. Red grouse, peregrines, ravens & wild hares are a common sight.
- Edinburgh, Scotland's compact, hilly capital city is jam-packed with great things to do and we're only a 10 mile drive from the city centre! Explore the cobbled streets of George St, Victoria St, Stockbridge, the West End & the Royal Mile.
- The Lothians and beyond have so much to offer. From rustic country spas, sandy beaches and surfing, to distilleries, skiing and sculpture parks. For Outlander fans the Wash House offers the perfect base to chase coasts, castles and golden light!
- Take a day trip to the coast, Sula boat trips will take you out into the Firth of Forth to spot gannets and puffins. Return to shore picking up fresh lobster and chips at the Lobster Shack open in the North Berwick harbour throughout the summer months.
- Book supper at our farming neighbours on the other side of the Pentlands. The Free Company host magical seasonal suppers with all the ingredients grown on their organic farm. Think firepits, old farm buildings and long rustic tables.

Introducing
Susan & Jenny Cowan
The farm has been in the Cowan family since the 1850s, Alastair and Susan have been managing the 3,000 acres for many years. Now their daughter Jenny, having studied landscape architecture, is working on a long term wildlife management plan and managing the holiday lets alongside her partner Michael, architect and photographer. They both have a passion for good design.
We had the most wonderful, relaxing and cosy stay at Eastside Cottages Washhouse. We truly had to tear ourselves away from the place on our last day. The cottage is absolutely gorgeous, chic and so cosy and well equipped with everything you'd need for a week long stay, and the surrounding landscapes are just to die for! Our hosts were so lovely and accommodating, setting the heating on for us upon our arrival so it was super toasty when we arrived from a long drive. One of the highlights of the trip for us was the divine authentic Finnish sauna, just a few steps from our front door!
